Water Supply Regulations

 

The Water Supply (Water Fittings) Regulations 1999 (the Regulations) are national government requirements for the design, installation and maintenance of plumbing systems, water fittings and water-using appliances in domestic and commercial properties in England and Wales.

The regulations are designed to prevent:

  • the inefficient use or waste of water
  • contamination of drinking water supplies
  • incorrect measurement of water supplied

The three main responsibilities arising from the regulations are:

  • Plumbing systems, water fittings and water using appliances must be installed and maintained to comply with the requirements of the regulations
  • Contamination of drinking water must be prevented
  • Advance notice of plumbing installation work must be given

 

 

 

Approved Plumber Installer

 

  • The Regulations introduced the concept of approved installers within the plumbing industry. Approved status carries certain statutory responsibilities and benefits to customers.
  • Water Industry Approved Plumbers Scheme

 

A number of water supply companies in England, Wales and Scotland fund the Water Industry Approved Plumbers’ Scheme (WIAPS) which is free of charge to participating plumbers. An approved plumber will certify that their installation or maintenance work satisfies the Regulations

  • Installation

 

Plumbing must be properly installed and maintained to protect water quality, to ensure safety, ease of access for maintenance, detection of leakage, protection against damage or freezing and etc. An approved contractor will guarantee compliance of the new installation.

The Regulations do not apply to existing water fittings.  Any plumbing system or water fitting which was installed lawfully under the Water Supply Bye-laws before the Regulations came into force on 1 July 1999 can continue to be used, even if its installation would not now be permitted.

  • Consent

 

The installation by an approved contractor of certain specified items removes the requirement for prior consent but, on completion, copies of compliance certificates must be sent to the person who commissioned the work. In the case of a reduced pressure zone valve assembly, the contractor must also notify water supplier.

 

  • Prevention of Backflow

 

Where water or water-using appliances are used with fluids or materials which could contaminate the water, there must be adequate protection to prevent backflow of potentially contaminated water into other parts of the system, especially drinking water.

Under Floor Heating

 

The technology itself is fairly simple, the heated floor acts as an efficient low-level radiator distributing heat evenly into each room and gradually warming the living space through a combination of radiant energy and conduction.

In a modern well insulated home, where heat loss factors have been taken into consideration, under floor heating can act as a primary heat source, eliminating the need for radiators.

Generally speaking under floor heating can be up to 25% more efficient than radiator heating, while additional saving can be made in the form of reduced maintenance costs.

The benefits of under floor heating also extend to sustainability. While radiators rely on water heated to a temperature of around 80c, an under floor heating system typically requires 40-60c heated water.

As lower output is required the system lends its self to renewable technologies such as ground or air source heat pumps, which operate efficiently at low flow temperatures.

     Kitchen Plumbing

 

The main plumbing issues that could arise in the kitchen will be focused mainly around the sink.  The pipes around the kitchen sink get blocked due to waste and grease that would occur due to dirty washings.

To make sure that the pipes are kept clean simply place a steel strainer over the plughole. This will make sure not any big pieces of debris are washed down the pipe. Pouring some hot vinegar down is important to clean the food trap every week; this will help to prevent odours to build up in the dish washer. the pipe every month will help break the grease deposits.  Running hot water after washing up will help preventing grease and debris build up. If the pipes have been blocked drain cleaner or soda crystals can be used to shift some blockages.

If any solid object has stuck in the pipe you can used the U-bend underneath the sink to clean and wash the objects without much difficulty.

As more and more people have dish washers it is important that you check the salt and rinse aid frequently.  It

 

     Bathroom Plumbing

 

If you face any blockage in your bathroom empty almost all of the water with a container. Place a plunger over the drain hole, there needs to be enough water to cover the head of the plunger. The plunger should be pumped rapidly up and down to clear the blockage. If you keep experiencing issue with blockage you should contact a plumber.

 

 

Water pressure and London plumbing

 

According to London plumbers, there are a number of things which can influence the water pressure in your home, some of which home-owners may have no control over. Plumbers working on London properties will know that water pressure will depend on the ground level of your home compared to the water tower or reservoir which supplies your water.  How much of this water is being used by other homes and building is another factor which might come into play. If you’re sharing the same water supply as many others, your London plumber might find that is the reason your water pressure is lower than usual. In hilly areas of London and its outskirts, water pressure might be lower in homes which stand at the top of a hill and higher in the valleys where water doesn’t need to travel upwards.
